01 Jun Building a custom home with Georgio Home
New Construction homes are all the craze in Westchester County. Georgio Home has put together a step by step process of what goes into building a custom home and how our team facilitates in making this a seamless project.
Start with the land
The first step in any custom home is finding your property. You can either come to us with a property directly before you sign your AIA contract or design a custom home on a property that Georgio Home has recently purchased. Here are a few noteworthy points to consider:
Lot Size: Consider the size of the lot and the size of the home you want to build. Rye has FAR Regulations. The floor area ratio (FAR) is the relationship between the total amount of usable floor area that has been permitted for a residential home and the total area of the lot on which the home stands. Local governments use FAR for zoning codes.
Local Regulations/Zoning: We work with a civil engineer before the building process so that we know if there are going to be any site specific issues, zoning restrictions, or impact fees.
Government and Deed Restrictions: We research this information on a property so that we know if there are going to be any restrictions on a property that may impact a project.
Architectural Restrictions: We are aware of architectural regulations including setbacks, the distance a home is set back from a curb or property line, and height restrictions. Designs must also pass the Architectural Review Board to ensure that the overall aesthetic is cohesive with the rest of the community.
Financing the Home
Our custom homes on average range from $2.5 million to $4.5 million. You can choose the following payment methods: Cash in Full, Cash for the Lot and Financing for the Construction, Finance the entire purchase with a 30% down payment. We are happy to recommend and assist with financial institutions with experience in financing construction.
After finding your property, you will meet with our design-build team to determine your “wish list.” This will include a general idea of your budget, size of your home, bedroom and bathroom count, ceiling heights, floor layouts, and an idea of the exterior style. Based on your conversation, our design-build team can recommend an architect that will best suite your home. Initial floorplans will be developed for review. At this point, we will give you a close range on the cost of construction. Upon final plans, we will have hard, binding costs.
Finding a Team
Building a custom home requires a relationship with a builder, architect, landscape architect, civil engineer, and possibly even an interior designer. Working with Georgio Home is a seamless process because we have long established relationships with several third parties that have worked exclusively with us since the inception of our business. We also have a full service in house design team and showroom directly in our office. Based on your budget and style, we will know exactly who to recommend for your project.
Pricing the Project
After you approve of floorplans and exterior elevations, we can price out the cost of the project. We will provide you with a list of specifications that outline standard construction procedures for the custom home you are building. We will also give you allowances for landscaping, hardware, tile/stonework, cabinetry, appliances, plumbing, lighting, and audio video.
The AIA Contract
The AIA contract is a standard agreement between an owner and a contractor. AIA documents are legal documents that are regularly revised to keep up with changes in law and the construction industry. They are typically used on large scale projects where the basis of payment is a stipulated sum, or fixed price.
Understanding an AIA Contract: Once we enter into an agreement on price, financing, and design, we can enter into this contract. The contract will outline the following: Work of the Contract, Date of Commencement and Completion, Contract Sum, Progress Payments – to be billed monthly, Insurance, Miscellaneous
The typical time frame to complete construction for a custom home is 9-12 months. Georgio Home makes it easy for our clients as we provide both a construction timeline as well as a design selection timeline. The construction timeline will allow you, as the homeowner, to know what monthly payments to plan for since you are billed after completion. The design selection timeline will tell you exactly when you need to make a decision regarding tile, paint color, hardware etc. The timeline is to ensure that materials are ordered in advance so that they can be available for install when it is time. Our systematic process ensures that construction is on schedule and moving in accordance with our contract.
During the process, our team checks on the job site daily and works closely with our site supers to ensure that each step of construction is progressing according to plan and to our clients’ satisfaction. We are on hand 24/7 to discuss any questions and make recommendations both during and after our period of working together.
Please see below for our current and past clients’ testimonials to see what it is really like working with Georgio Home:
“As two busy working and commuting parents, we have deeply valued the full-service approach that Georgio Homes offers. We had heard many horror stories from friends about building homes, and went into the process with our eyes wide open. The Georgio team has outperformed every step of the way. They have been transparent about costs and their communication skills are excellent – quick and thorough. When there have been the rare issues or questions (which are bound to happen in any project), Robert dealt with them quickly and in an upfront manner. Their custom cabinetry options are beautiful and are among, if not the best, that I have seen in our research. We chose to work with Patty and Jillian on design for our home as well as with Robert on construction, and the result was a seamless process. Patty and Jillian were part of our project from the very beginning and were able to help us make important construction decisions that relate to design. In addition, they found beautiful tile, slab, wallpaper, and furniture options that we would never have had the time to find ourselves” Amy H.
“Simply put, Robert Georgio is an old time straight shooter, he is an honest quality builder who keeps his word and brings the job in on time and at contract price. The key question here is, will I use him on my next building project? The answer is a resounding YES!”– Edward A.
“Robert Georgio and his team were professional, responsive, and detail-oriented. We really valued their experience and design aesthetic, as well as their genuine kindness toward our family during the building process. Georgio completed our home right on schedule and was helpful as small questions arose even after we moved in.” Jayne P.
