Start with the land
The first step in any custom home is finding your property. You can either come to us with a property directly before you sign your AIA contract or design a custom home on a property that Georgio Home has recently purchased. Here are a few noteworthy points to consider:
Lot Size: Consider the size of the lot and the size of the home you want to build. Rye has FAR Regulations. The floor area ratio (FAR) is the relationship between the total amount of usable floor area that has been permitted for a residential home and the total area of the lot on which the home stands. Local governments use FAR for zoning codes.
Local Regulations/Zoning: We work with a civil engineer before the building process so that we know if there are going to be any site specific issues, zoning restrictions, or impact fees.
Government and Deed Restrictions: We research this information on a property so that we know if there are going to be any restrictions on a property that may impact a project.
Architectural Restrictions: We are aware of architectural regulations including setbacks, the distance a home is set back from a curb or property line, and height restrictions. Designs must also pass the Architectural Review Board to ensure that the overall aesthetic is cohesive with the rest of the community.
Take time to think about what features you want your home to have. Do you want to have a grand staircase? A pool? A spa? A 2 car garage? Then think realistically about these things and decide if they’re all going to be possible within your budget and plot of land. Financing the Home
Our custom homes on average range from $2.5 million to $4.5 million. You can choose the following payment methods: Cash in Full, Cash for the Lot and Financing for the Construction, Finance the entire purchase with a 30% down payment. After finding your property, you will meet with our design-build team to determine your “wish list.” This will include a general idea of your budget, size of your home, bedroom and bathroom count, ceiling heights, floor layouts, and an idea of the exterior style. Finding a Team

Pricing the Project
After you approve of floorplans and exterior elevations, we can price out the cost of the project. We will provide you with a list of specifications that outline standard construction procedures for the custom home you are building. We will also give you allowances for landscaping, hardware, tile/stonework, cabinetry, appliances, plumbing, lighting, and audio-video. It’s also important to consider getting security for home contents and the house itself too. After all of the construction is done and your dream home is complete, the last thing you want is for something to go terribly wrong. The AIA Contract
The AIA contract is a standard agreement between an owner and a contractor. AIA documents are legal documents that are regularly revised to keep up with changes in law and the construction industry. Understanding an AIA Contract: Once we enter into an agreement on price, financing, and design, we can enter into this contract. The contract will outline the following: Work of the Contract, Date of Commencement and Completion, Contract Sum, Progress Payments – to be billed monthly, Insurance, Miscellaneous
The typical time frame to complete construction for a custom home is 9-12 months. Georgio Home makes it easy for our clients as we provide both a construction timeline as well as a design selection timeline. The construction timeline will allow you, as the homeowner, to know what monthly payments to plan for since you are billed after completion. The design selection timeline will tell you exactly when you need to make a decision regarding tile, paint color, hardware etc. The timeline is to ensure that materials are ordered in advance so that they can be available for install when it is time. Our systematic process ensures that construction is on schedule and moving in accordance with our contract.
During the process, our team checks on the job site daily and works closely with our site supers to ensure that each step of construction is progressing according to plan and to our clients’ satisfaction.
